What We See in North Miami Homes
Much of North Miami housing dates to the 1950s and 1960s. Single-story ranch and mid-century homes, many originally built with a single-car garage or a carport that was enclosed later. Two patterns come up constantly.
Original hardware, decades past its life
Springs rated for roughly 10,000 cycles installed in 1962 have long since been replaced, but often with whatever was cheapest at the time. We find mismatched springs, undersized cables and worn drums on a regular basis.
Doors that predate hurricane code entirely
A home built before Hurricane Andrew almost certainly has a door with no NOA label. It is not required to be replaced retroactively, but in a coastal city inside the High Velocity Hurricane Zone, it is the weakest point in the house.
On the water in Keystone Point and Sans Souci, add salt corrosion to the list. Hinges, springs and track hardware on canal-front homes here wear noticeably faster than a few blocks inland.
