A City Built for Garage Doors
Miami Gardens has one of the highest concentrations of single-family homes with attached garages in northeast Miami-Dade. Most of the housing went up between the 1960s and the 1980s, which puts a large share of the city original doors and openers well past their intended service life.
The repairs we do here most often, in order: broken torsion springs, opener failures, usually a stripped drive gear on a chain-drive unit that has been running for twenty years, and doors that have come off track because a roller finally gave out.
A Safety Issue Specific to Older Housing
Federal law has required automatic reversing and photo-eye sensors on residential openers since 1993. Openers installed before that have no sensors at all, and we still find them in service. If your opener has no small units mounted near the floor on either side of the door, it predates the requirement. That is worth replacing regardless of whether it currently works, particularly in a home with children or pets.
