The Garage Door Maintenance Schedule That Actually Prevents Breakdowns

Nearly every emergency call we run was preventable. Not by expensive service contracts — by about thirty minutes of attention twice a year.

Twice a Year, Thirty Minutes

Tighten everything. Every cycle vibrates the hardware. Go around with a socket wrench and snug the hinge bolts, track brackets and lag screws. Snug, not cranked — overtightening strips the holes in thin steel.

Lubricate the right things with the right product. Springs, hinges, rollers, bearing plates and the opener rail. Use a garage-door lubricant, silicone or white lithium grease. Do not use WD-40 as a lubricant — it is a solvent and it strips the grease you need. And never grease the tracks; rollers are meant to roll along them, not slide through goo.

Test the balance. Pull the emergency release with the door closed, then lift by hand. It should move smoothly and stay put around waist height. If it slams down or shoots up, spring tension is off, and every cycle after that is wearing your opener.

Test the safety reverse. Put a roll of paper towels flat on the floor in the door’s path and close it. The door must contact it and reverse immediately. If it does not, the opener force setting is wrong and the door is genuinely dangerous.

Test the photo eyes. Close the door and wave a broom through the beam near the floor. It should reverse instantly.

Inspect the cables. Look where they wrap the drums. Rust staining, kinks or individual strands standing proud mean replace now, not later.

What to Leave Alone

Anything involving the torsion spring, the cables under load, or the bottom bracket. Those hold hundreds of pounds of stored energy. Inspect them, do not adjust them.

What This Buys You

A properly balanced, lubricated door with tight hardware lasts roughly twice as long as a neglected one, and its opener lasts longer still. That is the whole return.
