Belt drive costs a little more and is dramatically quieter. In most South Florida homes the bedroom is above or beside the garage, so this is what we install most.

Wall mount units sit beside the door rather than on the ceiling. They are the quietest option, free up overhead space, and suit high-lift or cathedral garage ceilings.

The Maintenance That Actually Extends Life

Twice a year: lubricate the springs, hinges and rollers with a garage-door-specific lubricant — not WD-40, which is a solvent and strips the grease you want to keep. Tighten the hardware. Check the door balance by disconnecting the opener and lifting by hand; a balanced door stays put halfway. An unbalanced door forces the opener to fight the weight difference on every cycle, and that is what kills motors early.
